How to price a pressure washing job

Pressure washing quotes win on two things: speed (homeowners often book the first clear price) and clarity about method and results. The process behind the example above:

  1. Measure each surface. Siding: perimeter × wall height per story, minus large openings. Flatwork: length × width per area. Decks: deck surface plus railings and stairs if included. Satellite images help for driveways; measure siding on site or from photos with known references.
  2. Choose the method per surface and write it down. Soft wash for siding, roofs and wood; surface cleaner for concrete; wand for detail. The method drives your time and your chemical cost.
  3. Apply your rate per square foot per surface. Use rates you have tested against your own production: how many square feet of driveway your surface cleaner does per hour, how long a two-story house wash takes your crew. The ranges in the table are a market check.
  4. Add treatments and access. Oil and rust treatment per spot, gum removal, ladders for second-story detail, long hose runs, no water on site (tank water).
  5. Apply your minimum and check your hourly. Divide the total by the hours you expect on site plus travel and setup. If it is below your target hourly rate — the hourly rate calculator gives you that number — your square-foot rates are too low for this job.
  6. Offer a bundle and an option. House + driveway + walkway discounted together; sealing or a repeat visit as an option. Bundles raise the ticket without cutting your rate on any one surface.

What to include in a pressure washing quote

  • Business name, phone, insurance statement.
  • Customer and property address.
  • Quote number, date, validity.
  • Each surface with square footage, method and price.
  • Add-ons and treatments, priced separately.
  • Bundle discount shown as its own line, so the per-surface prices stay visible.
  • What you need: water spigot, closed windows, cars moved, pets inside.
  • What you protect: plants pre-wet and rinsed, outlets and fixtures covered.
  • What you cannot guarantee: old stains, oxidation, paint already failing.
  • Weather clause, payment terms, signature.

Residential, flatwork, roof and commercial quotes

Residential packages sell best as a bundle with one clear total and per-surface lines underneath. Include a photo of a recent before/after in the email; it does more than any paragraph.

Flatwork-only jobs are price-sensitive and fast. Quote per square foot with your minimum, and offer sealing as an upsell for pavers and stamped concrete.

Roof soft washing needs its own quote with the method stated plainly (no high pressure on shingles), plant protection and a higher minimum; many homeowners ask specifically because of streaks and worry about damage.

Commercial and recurring work is quoted per visit with a schedule (monthly drive-thru pads, quarterly storefronts), after-hours access, water reclamation where local rules require it, and a certificate of insurance. Put the contract term and price review in the terms.

Common mistakes that cost pressure washing businesses money

  • No minimum. Small patios at square-foot rates lose money after travel.
  • One rate for every surface. Two-story siding and a driveway are not the same work.
  • Not naming the method. Customers who fear damage choose the company that explains it.
  • Promising stain removal. Photograph, treat, and state that results vary.
  • Forgetting water and access. Long hose runs and tank water add real time.
  • Discounting the rate instead of bundling. Bundle discounts keep your per-surface prices intact for next time.

Quote or estimate?

Most pressure washing work can be quoted from photos and measurements. Send an estimate with a range when you have not seen heavy staining, unknown surfaces (old paint, wood condition) or commercial areas with access restrictions, then confirm on arrival. See quote vs estimate.

Sending the quote and following up

Reply the same day with the PDF and a two-line email: the total, the earliest date and the method. Follow up after two days, and again before your calendar fills for the season — the follow-up guide has wording. Recurring commercial clients turn the same lines into a monthly invoice; the free quote generator exports both.

Frequently asked questions

What should a pressure washing quote include?

Your business name and insurance statement, the customer and property address, quote number and date, each surface with its square footage, method (pressure or soft wash) and price, add-ons such as stain treatment or sealing, what you need from the customer (water, access, closed windows), what is not guaranteed (old stains, oxidation), weather terms, payment and a signature line.

How do I price pressure washing per square foot?

Measure each surface, multiply by a rate for that surface and method, add stain treatments and access charges, then check the total against your minimum and your hourly target. Flatwork is fast with a surface cleaner; two-story soft washing and decks take longer per square foot, so their rates are higher.

Should I charge a minimum for small jobs?

Yes. Setup, travel, mixing chemicals and cleanup are the same for a 200 sq ft patio as for a 1,200 sq ft driveway. Many companies set a minimum between $150 and $250; state it on the quote and in your price list.

What is the difference between soft washing and pressure washing on a quote?

Pressure washing uses high pressure, mainly for concrete and hard surfaces. Soft washing uses low pressure with cleaning solutions for siding, roofs and wood. Naming the method per line reassures customers worried about damage and protects you if they ask why a roof was not blasted.

Can I guarantee stain removal?

No — say so. Oil, rust, tire marks and oxidation may lighten but not disappear. Price treatments as separate lines with the note that results vary, and photograph stains before you start.

How long should a pressure washing quote be valid?

30 days, with a note that the price assumes surfaces in the condition seen and that weather may move the date without changing the price.
